  • Build it.

    Perhaps to some, the most daunting and challenging step is putting a spade into the ground to commence the build stage. To us, we feel that this is the most enjoyable aspect, watching the project develop from the design phase into reality. We will always be on hand to assist as needed to ensure the build stage progresses as smoothly as possible.

  • Enjoy it.

    Once the building or project is complete, all that is left is for you to enjoy your creation. Being a Chartered practice we can fully see any project through from inception to completion offering a wealth of advice during the design and construction stage and even handling duties such as the provision of Professional Consultants Certification for mortgage lender purposes.

  • We will guide you through the most complex process, the initial design and planning submission stage. We have worked with the majority of planning authorities throughout the North West of England and are very experienced in achieving your desired outcome. Of course, we cannot guarantee a decision, that is ultimately determined by the relevant council planning team but working closely with their concerns and your desires we can comfortably state that we have a very high planning permission success rate.

  • Following on from a successful planning permission approval comes the construction stage drawings and information compilation. Whether it is a modest home extension or a multi million pound project. each is just as important to us and will be handled with care and technical professionalism. We will liase with trusted third parties relevant to your project including Heat loss consultants, Structural engineers and Council or Independant building inspectors to ensure compliance ready for your project to commence.

  • Once all of the necessary approvals are dealt with, including the discharge of any planning conditions, we will be able to recommend trusted builders or construction companies best suited to the project’s needs, if required. All new build housing projects require both building control compliance and a new build warranty or a professional consultants certificate. Whilst we would like to remain involved in the scheme, it isn’t always necessary but will always be on hand with technical assistance as required.

  • We aim to provide the most competitive costs relevant to your project and pricing for most domestic alterations can be provided by return of emails, once enough information is given. Larger projects are costed on an estimated time based process but we believe our fee’s are the most worthwhile investment that you can make and our input and recommendations could save thousands of pounds in the build stage.     Prices start from as little as £495.00 + VAT for initial planning design stage plans, incuding survey, ready for planning submission (Prices dependent on the project type and are confirmed at initial meeting stage). All other costs for planning submission and building control cover, payable to the relevant authorities will be advised at the time.
